Our SELLER Options


At NEW DAY Realty we offer two approaches to market residential properties,

(1) Mini-Listing created to assist For-Sale-By-Owners & Builders at a reasonable rate.

(2) Professional Listing for Sellers & Builders at a discounted price.

    
For properties that we do not market, we offer professional broker assistance on a piecemeal basis.

We use IAR forms, the Official forms created for Members of the Indiana Association of REALTORS®.

Marketing. All properties marketed through NEW DAY Realty will provide multiple listing service exposure, through our BLC™ Brokers Listing Cooperative of MIBOR, the Metropolitan Indianapolis Board of REALTORS®, a professional real estate association of 7,000± members in the 10± county area. Properties entered into the local database, will appear on the Internet at MIBOR.com, REALTOR.com and NEWDAYREALTY.com. Standard marketing term is six months, with an option for renewal.

          Marketing & Closing includes:

Marketing:  NEW DAY Real Estate Sign, Electronic Lock box, Professional Showing Scheduling, and listing on MIBOR BLC™ multiple listing service.

Sale-Thru-Closing Assistance:  Receiving Offers & Handling -- responding, negotiating, processing all paperwork, assisting with the facilitate inspections & inspection response re-negotiations, arrange and facilitate appraisal process, manage earnest money escrow funds, setting up and attending Closing.

Professional Fees:  NEW DAY  $1,999 Flat Fee plus Buyer’s Agent Fee, as applicable.

NEW DAY Fees: $599 Paid at time of Listing, $1,400 Paid at Closing

BA Fee Paid at Closing. But, only if a second Broker/Agent is involved in transaction.

   Seller sets the amount to be advertised to, and paid to, a Buyer's Broker/Agent as a co-op fee.
   A minimum of co-op fee of 3% (Three per cent) is required to use this program.

Professional Fees:  NEW DAY 6% or 5% 

NEW DAY Fees: $195 Paid at time of Listing, 6% (Five Percent) Professional Fee Paid at Closing Out of the 6% Fee, NEW DAY will pay 3% (Three Percent), a portion of the 6%,

to a Buyer's Broker/Agent involved in the transaction, as a co-op fee. Paid at closing.
Discounted to 5% IF there is NO 2nd Agent involved.

 $1,500 Negotiate Deal & Close Complete Package • Limited Agency Seller/Buyer
Seller-to-Buyer Direct Sale. A popular option for those fsbo sellers who have found their buyer, and the buyer who has already found a house. A Flat Fee option ~ regardless of Price.
                            Fee can be paid by Seller, Buyer or split.
Service includes structuring and managing a Sales Transaction between Seller and Buyer, to 
Negotiate price and terms, prepare all purchase paperwork, counter offers, arrange & facilitate appraisal process, manage earnest money escrow funds, setting up and attending Closing.

Professional Fees:  NEW DAY Flat Fee $1,500, paid as follows: 
  Seller - $100 as Retainer at time of file setup, balance at Closing.

  Buyer - $100 as Retainer at time of file setup, balance at Closing. Earnest Money Deposit collected.
